Application Qualifications

Thank you for your interest in our property! Our application process is designed to ensure a safe, secure, and well-managed community for all residents. Please carefully review our qualifications and policies before submitting your application. These standards are enforced strictly and to the maximum extent allowed by law.


Application Timeline

Applications are processed in the order they are received. Once a completed application, including all required documents, is submitted, processing may take up to 3 business days. Incomplete or inaccurate information will delay the process.

To complete your application, you must provide:

  1. Proof of income: Examples include recent pay stubs, an offer letter from an employer, or tax returns for self-employed individuals.
  2. Government-issued photo ID: Passports and visas are accepted for non-US citizens.
  3. Additional documentation: Any other information requested by the leasing team to verify eligibility.

Important Notes:

  • Application fees are NON-REFUNDABLE and cover the cost of credit and criminal background checks.
  • Rent payments must be made online via the Tenant Portal, which requires a traditional checking account. Prepaid accounts or third-party services such as CashApp, Venmo, or PayPal are not accepted.

Rental Qualifications

Applicants must meet ALL of the following criteria. Failure to meet any of these requirements will result in an automatic denial:

  1. Income: Gross monthly income must be at least 3x the monthly rent.
  2. Credit Score: A minimum credit score of 620 is required.
  3. Employment/Rental History: Applicants must have at least 1 year of verifiable employment or rental history.
  4. Evictions: Applicants who have ever had an eviction filed, regardless of the timeframe, will not qualify.
  5. Debts to Landlords: Outstanding balances owed to current or former landlords will result in denial.
  6. Co-Signers: Co-signers may be permitted only in cases of conditional approval, such as insufficient income or credit.

Criminal Screening

Our community is committed to maintaining a safe and secure environment for all residents. We have a zero-tolerance policy for criminal activity and strictly enforce the following standards:

Automatic Denials

Applications will be denied if the applicant has:

  1. Any drug-related conviction, including marijuana:
    • Marijuana is considered a drug under our policies, regardless of the applicant’s personal views or its legal status in certain jurisdictions.
    • Convictions for possession, use, manufacturing, distribution, or trafficking of marijuana or any other drug will result in denial.
  2. Any conviction for violent crimes, including but not limited to:
    • Assault, domestic violence, robbery, murder, manslaughter, kidnapping, or any similar offense.
  3. Sex Offender Registration:
    • Any conviction requiring lifetime or other sex offender registration will result in denial, regardless of the conviction date.
  4. Any felony conviction, regardless of the nature or timeframe.

Additional Considerations

While all felonies and certain misdemeanors are automatic denials, other criminal offenses may also result in denial based on:

  • The number of offenses
  • The severity of the crimes
  • Time elapsed since the conviction or release from incarceration
  • Patterns of criminal behavior

These policies are applied to the maximum extent allowed by local, state, and federal law.


Security Deposits

A security deposit is required to hold a unit. Deposits are accepted on a first-come, first-served basis.

  1. Deposits are pre-set and listed on our website.
  2. Once a deposit is received, the unit will be held in your name for up to 2 weeks, unless otherwise agreed upon by management.
  3. If an application is denied, the deposit will be refunded in full.
  4. If an applicant withdraws their application for any reason, the deposit is non-refundable.

Multiple Applicants

If multiple applicants are applying for the same unit, each individual over the age of 18 must:

  1. Submit a separate application
  2. Pay the non-refundable application fee
  3. Meet all qualifications independently (this includes co-signers, if applicable)

All policies and procedures are implemented to the maximum extent allowed by local, state, and federal law. We strictly adhere to Fair Housing regulations and enforce these standards to ensure a safe, fair, and consistent experience for all applicants.


Additional Reminders

  • Ensure all information submitted is accurate and complete. Any false or misleading information may result in immediate denial of the application.
  • By submitting an application, you agree to the processing of a consumer credit report and criminal background check.
  • Applicants may not substitute security deposits or rent payments with non-traditional accounts (e.g., CashApp, Venmo).
